Social media can be a blessing when it comes to advertising your housing listings, as it provides users and potential renters with quick and easy access to the information that they need. Plus, it helps you to get more viewership on your listings, which will hopefully lead to more applicants.

That being said, there are certainly tips and tricks to advertising your listings in the best possible manner, so follow the below six tips and your listings will have maximum views in no time!

While many individuals think that simply posting a listing on their social media platforms is enough, they are typically very wrong. Yes, you’ll want to start with a simple post. However, you’ll also want to use social media ads to boost your posts and ensure you’re getting the maximum number of impressions that you’re looking for.

Social media ads take your post and share it beyond your audience, opening the door to individuals you likely wouldn’t have reached via organic posts.

2. Look at your Demographic

When it comes to posting on social media, your target demographic is extremely important to the content and timing of your posts. While social media ads will do a lot of that heavy lifting for you, you’ll also want to do your own research into your target demographic to get the data you need to create an effective post.

Whether you’re appealing to a certain generation or a certain gender, the method through which you post your listings will vary. Basically, your demographic drives the content of your posts, so make sure you have a firm understanding of who they are for maximum engagement.

3. Use Catchy Copy

Social media posts are also only as good as the copy you use to write them. When you write a new social media post, make sure you use catchy copy to pull in your reader’s attention and entice them to perform your CTA.

Many individuals underestimate the power of catchy copy, but it can be the difference between an effective social media post and an ineffective one. You’ll not only want to provide your audience with enough details about your listing, but you’ll also want to create a sense of urgency so that they perform your CTA.

An element that goes hand in hand with copy, great visuals are essential to an effective ad. Your listing is only as good as the imagery you use to showcase it, so make sure that you use lifestyle photography when possible.

Social media is all about timing. If you are posting a job opening, doing so during work hours may get a lower click rate than doing so right after closing time or at lunch. Timing is what ensures you are reaching your intended audience at the optimal time, so following those timeline suggestions is essential to an effective listing.

Basically, you’ll need to take your intended demographic and learn about their social media habits. Once you know which time windows are typically spent on the different social accounts, you can post your listings accordingly. Remember that timing will be different for each platform, so make sure you plan your listings based on those different accounts.

6. Ask for Shares

Last, but definitely not least, you’ll want to ask your audience to share your listing. Anyone that you work with should be sharing those listings on their personal accounts, as should you. Just posting on your business account is not enough to build up a diverse and expansive audience.

Instead, you’ll want to get as much organic reach as possible, which begins with sharing across all of your personal channels, as well as your co-workers’ channels. Never underestimate the power of organic growth, and remember that you can always build upon this growth with business ads.

Again, posting your housing listings on social media is one thing, but optimizing your posts for more views is another entirely. The more effort you put into posting your listings on your social accounts, the more likely you are to get the number of housing applicants that you’re looking for.
