There are a lot of things that go into being a landlord. Between collecting payments to managing maintenance requests, there is a lot to keep track of. Fortunately, with new technology, these things are becoming easier to keep track of. There are now rental apps that help you manage all that goes into managing rental properties. While you may be hesitant to use them, these apps have a ton of benefits that can help you out.

Maintenance requests are difficult for property managers to keep up with. It can be difficult to keep up with when they were submitted and just the amount. Maintenance requests usually come in the form of phone calls or emails, and unless you write them down, they will get lost or you will forget about them. Phone calls may also be difficult if they come in at inconvenient times. Having a rental app where tenants can submit their requests in the app will help keep the requests all in one place so they are easy to keep track of. This also allows you to see which requests came in first and which ones may need to take higher priority.

Attract and keep younger renters

Millennials and younger renters grew up using technology, so they are drawn more to things that utilize digital things. They may be turned away from having to make phone calls or filling out forms as these things are extra tasks for their day. However, younger people love their smartphones and apps, so being able to do everything with their rental on an app makes their lives easier. Many younger tenants are more concerned about the environment, so having paperless options such as digital copies of important documents can be appealing.

Rent collection is the biggest benefit of using a rental app. Since everything is done online, the money can reach your bank account faster. Also, this will help your tenants have a variety of payment options, from bank accounts to debit and credit cards. Allowing multiple payment options can increase security and ensure that checks do not get lost in the mail. Online rent collection also ensures that your tenants will be able to pay their rent on time and you will not have to worry about payments being lost in the mail. This also allows for automatic rent payments, so tenants can set up withdrawals from a bank account or card of their choice, eliminating late rent payments and making it easier for them to pay their rent.

Digital documents

Tenants can get overwhelmed by the amount of paperwork that goes into a rental, and they may misplace necessary documents they may need to reference later. Having the documents in digital form can help tenants have access to what they need without having to worry about it. Having digitized documents can also help them refer to things they need when they are not in their rental. See if the app has a way to search documents so that tenants can find the information they need as quickly as possible for reference.

Also, having documents like applications and leases available to fill out and sign online means that potential tenants and new tenants can have an easier time filling out their paperwork and signing their documents. Having a digital version of the paperwork ensures that you will not misplace it. Digital signatures are just as valid, and legal, as ink signatures so there is nothing to worry about there. Having digital applications helps those who may live far away have access to the application without having to deal with the mail.

Better communication

Staying in touch with tenants about things like maintenance and other issues can be a constant game of phone tag or responding to emails. However, using the chat function of rental apps can help. Instead of phone calls at inconvenient times, tenants can send a message through the app for you to respond when you get a chance. It is still good to have times where tenants can call you, but having the chat feature available for off-hours or in between a tenant’s tasks for the day helps everyone stay in touch. If needed, you can also have a history of the chat to resolve any issues and message all of your tenants at once.

Virtual tours

In light of the recent pandemic, virtual tours have grown in popularity (mostly out of necessity). Moving forward, however, you may decide that you want to keep doing virtual tours, especially to offer tours to those who do not live close enough to come just for a tour. This way, you will be able to get a sense of who is actually interested. You can include photos, videos, or even a video call to help be as interactive as possible.

There is a lot that goes into being a landlord o a rental property, but it is possible to keep track of things and have a variety of benefits from rental apps.
